I have just received a letter from the local councils planning enforcement officers - stating that they have been informed that I have created bedsits at at my property.
They have given me 21 days to inform them of all sorts of information eg

.name and address of mortgagee
.all purposes for which land is being used
.names of all persons residing at property
.when persons commenced residing at property
.occupations of those persons
.number of vehicles - make and registration
.state whether any bed sits have been created
.how many bed sits have been created
.when the bedsits were created
.what conversion works were carried out to create bedsits
.what works were carried out
.the full names & addresses of all persons responsible for carrying out the works
.services such as telephone gas electric & water -how billed
.postal address for each bedsit
.whether persons have a tenancy agreement if so provide details
.whether the persons have access to any of the facilities of maim dwelling
.parking facilities available for the residents

.The property in question is a shared house - with residents having their own bedroom - then sharing the kitchen/diner, bathrooms, garden, utility room, shed etc
.The residents are on the electoral roll
.The property is residential only
.The cars are parked on the drive ( plenty of room)
.There was no conversion works carried out ( rooms have no wc/wash basin or cooking facilities)
.I pay the bills gas, electric, water - there is no phone
.The postal address is the same for all persons
.All tenants have their own tenancy agreement (room only)

.The property is a well presented large house with 6 respectful professional tenants sharing the house - It also has a self contained flat ( been there for over 12 years and council are already informed about this)
.I have a commercial mortgage on the property ( the mortgage company know how the property works)
.Before I started this venture earlier this year I spoke to the council asked their advice on permits ect I would need - they passed me from one department to another no one seemed to want to give me an answer - I also invited them to come and view my property - but was told that due to lack of resources they would not come out

Has anyone else been in this situation - how best to proceed - any advice welcome - thank you in advance
