Tenant has a new dog

I just dropped round a new contract to tenants who have been in situ for 2 years, and heard a dog barking in the property. They have not asked permission to keep a pet. I use the standard RLA tenancy agreement.
These are good tenants, and the property has stripped wooden floors throughout so no carpets to be ruined....but how should I handle this? Should I ask them to sign an agreement for professional flea treatment at end of tenancy for example??
