Implications of allowing sub-letting?

I let a 3-bed house to three friends, a single person and a couple (one of whom is lead tenant). The single person is leaving; the couple want to stay on but have asked if they can a have a new tenancy agreement in their names with permission to sub-let. They want to get a third person in for six months at a time as they cannot manage the full rent at the moment, but hope to be able to afford it later on. I have checked HMO rules, but are there any other implications to me of allowing sub-letting? If the couple decide to leave, could I be left with the third person in the house?
