Damage to a leather settee

My teneant is moving out on today. I still have her deposit can i use some of the deposit to pay for damage to a leather settee? The wood support under the leather appears to have been broken causing the arm to sag badly. I have asked her about it, see said it broke when she preesed her elboe into it to get up.
