Wondered if anyone has been in this position?

A prospective tenant (a single mum on maternity leave at moment but says she will be returning to work. She has had her job for 8 years).

She is on maternity pay.

She has been told she will be entitled to help with her rent whilst on maternity leave (and on council house waiting list) and she will also receive a top up once she returns to work as her income is £11k pa, but she cannot confirm this to me as they won't proceed with her application until she has a moving in date from me.

She has been told she will also get Tax Credits due to her income being low and because she is a single mum.

She says she gets £300 a month from baby's dad (but cannot prove this as they prefer not to go through CSA or bank).

She seems very nice and the tenant who has just left the property works with her and said she is a nice girl. (Our previous tenant was very trustworthy).

Should we believe that she will get help with her rent and receive Tax Credits? Or does it sound too risky? I have never dealt with benefits before, so I don't know whether people in this situation are usually entitled to help with their rent.
