Tenants Leaving Early

I have Tenants who want to give 60 days notice - I allow Tenants to leave early on the understanding that they are responsible for the property until i can fill the property and for a leaving fee which covers admin costs etc.

Issue is that the Landlord wants to sell the property not rent (I only do rentals) so question is would the Landlord have to accept the 60 days notice as is and no further involvement regarding rent or can she expect rent covered until it is sold
