Sirs,

My tenants have left the property and confirmed by text. They have left some items in the property (largest being washing machine, & kitchen utensils, junk, new ice skates, sky boxes etc). I have asked when they are coming to get this and they replied "when we can".
Where do I stand with situation?
How long do I have to store this stuff?
Can I sell it?
How do I know if they even own the stuff left?
What happens if they keep promising to fetch it?
I owe them nothing, not good tenants, over £2000 in arrears inc 1 CCJ.
