Selling to my Tennants - any advice?

I have recently had 3 estate agents give me valuations on my property and agreed to sell my property privately to my tennants. They say that thier bank has agreed to give them a mortgage, (they have always paid thier rent on time). Can anyone give me advice on what I need to be aware of / do other than return their deposit to them and agree (using the inventory on what is my furniture/fittings) and clear out this from the house on exchange. Any advice re: solicitors, checks I need to do etc. I have no mortgage on the property so I am hoping it will be all very straight forward, am I right or very naive?
