A tenancy agreement may be sent by fax and you may get a reply with a faxed signature, but if there is ever a court case regarding the property, you as landlord will need to produce the original tenancy agreement to the court. It is thus not a very good idea to let a tenant into a property until you have the original tenancy agreement signed by the tenant. Similarly, tenancy agreements should not be emailed as you cannot get an emailed signature and it can be changed without the landlord noticing.

Notices, too, may be sent by fax or email, but remember to get and print an acknowledgement. It should be valid, but remember that the tenant may claim that he never received the notice and that the acknowledgement was sent by someone else. Personal service is the best method.
