Tenant gave notice to leave and has now changed his mind

My tenant is behind with the rent, gave notice to leave on Oct 6th and has now changed his mind. I have discovered I can charge £125 per month more than I was charging the existing tenant. He has been in the property for 5 years and can't afford the higher rent.

What is my legal position? Can I hold him to leaving when he said he would? Or do I have to give him 2months notice?
