We have recently started a property management company with a difference. We advise our clients to use letting agents to source tenants and sort out all the legal side. Our aim is to provide a full peace of mind management service to manage all the day-to-day routine maintenance requests on your rental property without a big monthly cost that eats away at your rental profits but still knowing that your property is being looked after. The way we have done this is by charging a fixed monthly fee for the day-to-day management that won't increase even if you receive more rent in one month. This way it makes it easier for you to budget for the year. We also provide other services which include arranging gardening maintenance, cleaning, gas and electrical safety checks and certificates, EPC’s, regular visits to the property and refurbishment. These can be requested when and if you need them so you only pay for what you need. We have piloted this using our own properties which are both student and professional lets, so we already have a reliable team of tried and trusted tradespeople that we regularly use.
We would really appreciate any feedback to see if this sort of service would be of interest to you or do you prefer to go through a fully managed letting route to include rent collection as well? If you do prefer to use a fully managed service would you be interested in this type of mangement if there was a service to help you to collect rent arrears if and when needed?
