I sent a plumber to my rented property to do gas safety cert. I have a gas fire in the house which was working when the property is rented. I dont have any photos showing that the gas fire is working but in inventory I mentinoned - fixed gas fire. I have last years gas cert showing that gas fire is working.

My tenent told the plumber that gas fire was capped and plumber didn't even check the gas fire and finished the inspection with other appliances in the house and issued the gas cert and tenent signed also.

Tenent is not happy at all to allow me into the house and she is saying, that gas fire was capped when she moved into the property.

I asked the plumber and he told that he is going to issue a letter saying, tenent told that gas fire was capped. or he is going to charge again in full amount to inspect the house for gas fire.

Now who will be responsible if anything goes wrong with the gas fire?
As a landlord what can i do? Any advice?
