who is the legal landlord?

Hi there, my sister and I inherited a house and to cut a long story short, the house is held in her name but only until I have the funds to buy her half, then she is legally obliged to sell me it. Anyway, I am the one sorting out the letting and taking on all the landlord type jobs. Also, within the legal holding contract, it states that only I am entitled to any profit made from letting and selling (something we agreed as I would be taking on all the renovation and landlord work).
Anyway, I have found a tenant but it has occurred to me that I may not be the 'legal' landlord as such, so as such would I have to put all correspondence in my sister's name and have her sign all the papers to make the tenancy legal?
Any help or guidance would be much appreciated.
