Dear RLA
I would like to purchase a 2 bed property and use the downstairs lounge as a 3 rd bedroom. If I did this, it would mean that the front door which leads to the lounge would be sole access for the tenant of that room. Would the rear exit fulfil fire and any other regulations for the usage of the other 2 tenants? (and the tenant in the lounge if he/she chose to use the rear entrance?)
