I am hoping you can help me - normally I would be asking for assistance with a problem with a tenant - but this time I am hoping you can help with a problem my daughter is having with her landlord!

She has reported problems for the last 5 weeks with water smelling in the cellar below her ground floor flat (amongst many other problems) and waste water coming up through the plug holes in her flat if anybody uses their waste water in the 2 flats above.

The landlord eventually sent a plumber round yesterday who said there was a broken pipe in the cellar and it was full of waste water - he fixed the pipe and syphoned the water off and left at about 9.30pm

At approx 11.00pm there was a loud noise and suddenly water and sewerage waste came bursting up the washer outlet and flooding into the open plan kitchen / lounge - the kitchen floor is full of what can only be described as human waste.

An emergency plumber came in the middle of the night and 're broke' the pipe that had been fixed so that at least the waste went into the cellar and not the flat - today another plumber came sent by the estate agents - who said the cellar if full of waste and condoms etc. and their flat if probably not fit to live in at the moment.

The plumber was then sent away by the Landlord's brother who said they would not pay him as it was the original builders fault.

My daughter has been forced to pay for a night in a hotel (London rates!) as their flat has waste over the floors and the plumbing has still not been fixed. The estate agents were supposed to send somebody to clean it but they have said they have no budget as they are not managing the property.
The landlord doesn't answer his phone!

Help !! What can she do - she hasn't got any money to pay for more nights in hotels etc.
