I'm not sure how helpful this will be, but I was unfortunate enough two years ago to sign up with an agent who turned out to be the agent from hell. The agent allowed the tenant to treat my house very badly. Having exhausted all ways at obtaining a settlement with the agent - they had no complaints procedure, either - I complained formally to ARLA. It was months before ARLA gave their opinion - in my favour and saying that I had been shabbily treated. But that was that. I can see no real way of obtaining any recompense from this agent. I would be very interested to hear if any other landlords have any practical advice from their own experiences.
