I have a 40 week assured shorthold tenancy (used prior to joining RLA) with the following clauses:-

1 This agreement is intended to create an Assured Shorthold Tenancy as defined in Section 20 of the Housing Act 1988.

2 Without prejudice to the last foregoing clause (relating to grounds for termination) this tenancy may be terminated by the Landlord serving two months notice to the Tenant(s) prior to the last day of the agreed tenancy. The Tenant(s) may end the agreement by providing not less than two months notice prior to the date of quitting the Premises.

I now a tenant (student) who wants to move out after 3 months and would like to know if the tenant is liable for either 6 months, the next two months notice or the full term of the tenancy. I have had conflicting advice.
