Hello,

I recently had a chip pan fire at a flat im the agent for. The flat is 30 years or so old.
The insurance of the free holder wont pay for the damage so Ive advised the tenants they must pay for decoration etc which they reluctantly agreed to.
However they did visit the citizens advice bureau to check on this matter and they told my tenants that by law the property should have had a smoke alarm.

As far to my knowledge any house built before 1991 dosnt have any regulations regarding smoke alarms. If there is a communal area then the free holder is responsible for those areas to be protected or if the property is a HMO but mine is neither.
Im aware that if there is a smoke alarm in the property then its the landlords obligation to maintain it but in this property there isnt one.

Can you confirm that I have this correct?
