If you are going to ask an agent - you can get the advice for free in the first instance by ringing around and asking them for flats in your area with the same number of beds as yours. The fact it is on 2 floors doesnt matter. Go and look in their windows too. There must be other flats in the area.
When you ask about rents - decide what sort of tenant you want and tell the agent - eg a 2 bed flat for a professional couple, or what ever.

You'll also get an idea of which agents are worth their money.
I call it market research!
