I'll be brief here, bascially an ex tenant is trying to sue me for changing locks / stealing 10K worth of furniture / trashing the house etc. luckily for me i tracked down her 2 previous tenancies and she did exactly the same to them landlords - professional scammer.

she is entitled to legal aid (typical), my solicitors costs are inexcess of £1,700 so far.

since she instructed her solicitor and attended the first court hearing she is now non-contactable, not replying to her sol etc, judge has ruled all parties must attend and if tenant does a no-show i will win.

is there anyway i can claim back my costs through false allegations by the tenant i.e. through legal aid, through the courts
