Section 11 of the housing act covers your repair obligations as a landlord, as a rule you ahe to maintain the property and the items that were in the property when the tenancy starts. If the washing machine was in the property at the start of the tenancy your are obliged to maintain it as it is seen that part of the rent she is paying is for the washing machine.
