I own a 4 bedroomed, 2 storey semi-detached house in West London which is rented out to 5 individuals who are not related. I always used an AST in the past and was planning on using one again but the most recent tenant insists that I have no option but to use a HMO lease. I rang the council and they said that it was up to the landlord and the tenants as to what lease to use.

How do I know if I MUST us a HMO or not ?

Can I insist that I want them to sign an AST ?
