I visited my Tenant today to enquire why she had not paid the rent. Normally I would write but she has been very hit and miss with payments since she moved in. As nobody answered I looked though the windown and realised the lounge had been cleared out. I entered the property and almost all of the furniture and personel things etc have been removed. She has however left some furniture such as beds, freezer etc. I am not sure of my next step as she is only about one week in arrears. It is obvious she has either left or is halfway thru leaving. Can I change the locks, how do I formally end the tennacy? Can I legally enter the property?

Any help would be appreciated.
