I am about to sign a tenancy agreement with my first tenant. Can you please confirm if everyone on the deed of the house has to sign the lease, or if just one of us is ok?

Also, in terms of a witness, can my husband (who is co-landlord with me, both of us own the house), be a witness or does it need to be someone with no material interest?
