Bed bug infestation

Hi Dave,

hope you are keeping well. Got a question. we have just recently taken on managment of a flat in East London. Upon moving in the tenant she contacted us a day or two later to advise us that there were bugs. Turns out they are bed bugs. the flat is only 4 years old and looks very clean. the previous tenants never complained about the issue so no one was aware of the pest. we have instructed a pest control company however these little buggers are seriously strong and it can take up to 3 months to clear them and then again there is no assurance that they won't return. The tenant who has just signed up, is now requesting to be put in a hotel until such time that the pest is gone.
please advise what the legal obligation is of the landlord ( bearing in mind that she has dealt with the issue straight away, has offered to purchase a new mattress and replace the carpet: whilst we have advised her against this until the pest is gone as it would not resolve the issue)
