Q1 The landlord has to give 2 months notice and it has to expire the day before rent is due if issued after the end of the tenancy.
Q2 The tenants give the same notice as is in the tenancy agreement. The RLA agreement requires one month to end on a rent due date
Q3 Once served a S21 stays in force until you issue a new tenancy or write a letter of extension. No need to serve a new one
Q4 The choice is yours but there is no pressing need to issue a new tenancy unless you want to increase the rent
