A landlord whos properties I manage recently requested that I pay the rent to her mortgage companies directly as she was in arrears and had set up a payment plan. This was duly done and the mortgage companies are happy. However, the landlord has now instructed me to pay the rent directly to her.

As the payment plan was set up in the lanldord's name, I am happy to pay her but do worry about the consequences. What are my legal obligations if I think that the landlord may take the monies and not pay the mortgages? What is my legal duty of care to the tenants in those properties in this situation?
