Do you have a clause in your AST stating that you won't accept Animals? If you do then you can use Section 8 as they are in breach of the contract, if you don't then make sure you get one in from now on.

If you can prove that the girlfriend is living there, then he could be in breach of the tenancy in that regard - check your AST clauses.

Animals - all kinds are a nightmare for landlords, Cats scratch everything, carpets, curtains, walls, Dogs smell, leave hair all over the place and generally make lots of noise - I love dogs but from a "business" point of view, it's a no go.
