Tenants half way through 12 month asta and want to leave immediately

Why are they leaving are there problems with the property or a change in their desires or a change in the financial circumstances? If the problem is the property fix it you are going to have to do so anyway to get new tenants at some point. If they no longer desire to stay negotiate a surrender of the tenancy at some cost to them. If they are now bust, readvertise the property and let it quickly to mitigate your losses and claim against them via their deposit for loss of rent until reletting occurs, they will have flown the nest by now or they stay seated until the bailiffs throw them out. The latter is far more expensive for you and a lot cheaper for them!

They will leave anyway I always negotiate an exit. The summer is a good time for most to relet. Offer them an exit on condition they pay the rent until a suitable tenant is found and you promise to do your best to get a new tenant.

Voids are expensive but cheaper than a tenant who refuses to leave and does not pay for 6 months and cheaper than a smashed up property.
