Looking after a property for a friend

Dear Sir/Madam
We have a few propertys that we own and manage them ourselfs and have done so for a few years, We look after them proffessionaly.

We have a friend who owers a property and as askedcus to look after it for them, we are happy to do this and we would look after it as if it was one of our propertys, thay have said we could have 8%of the rent.

We are unsure about what to do about the deposit as we would not be looking at taking any other propertys apart from this one so what whould be best way to cover ever thing.
