Can you let me know where we stand please.

Our tenant has been in for about 2 years and the property was fully refurbished before she moved in.

They have now smashed the sink - they have admitted it but where do we stand with having it replaced?

They have admitted it but now seem reluctant to get it fixed.

Can you let me now how we stand if we claim on insurance no doubt we will get higher premiums.

Can you let me know where we legally stand and what we are obliged to do.

Any comments from other landlords who have been in a similar situation would be appreciated.
