Legal Query - Life Tenant

I have a client who owns a property that was left to her by her mother when she died. The property has a life tenant (this lady has the right to live in the property until death as stipulated in my clients dead mothers will)
As the property is essentially a let property my client wants to know whether she should provide and AST, and what other duties she should be undertaking (EPC, electrical checks, gas safety certificate, let buildings insurance etc etc)
As this is something i have never come across i wonder if any one can help
