How much to allow for utilities if included in rent

I'm thinking of including all bills in the rent. At the moment the tenants (students) pay their own bills. But I don't know what to allow for gas and electricity. I can get accurate costs on water and broadband, but gas and electricity are the biggest items and I don't want to get my sums wrong. In a house for 5 students on an 11 month lease - what do you figure I should allow?
