Is it the landlord or tenant who is responsible for white goods owned by the landlord.

Also can a clause be entered on an Assured Shorthold tenancy agreement to the effect that all white goods supplied by the landlord will NOT be maintained by the Landlord and if they fail for any reason they will be removed.
