London Borough of Newham in their "wisdom" introduced compulsory licensing of all landlords. I had to apply for a licence for a small HMO of only 4 tenants. I just have been given a draft licence that forbids me from renting of the smallest room (6 sq meters). That effectively makes rental not to cover my mortgage so I will need to sell as soon as the current tenant moves out form that room. Do I have any chance to negotiate it with council or they follow strict rules. What is the minimum room size that can be rented in HMO?
