I have tenants in a flat who are being a total nightmare. We have had numerous complaints about parties into the early hours of the morning, they have made changes to the decoration and fittings without our consent, they are also £520 (less than 1 month) in arrears with their rent.
We are aware that the rent arrears are not enough to issue a Section 8 but would the other issues coupled with rent arrears and late payments be grounds for a Section 8?
I am thinking of issuing a Section 8 for the nuisance and unauthorised works done to our flat and a Section 21 if that fails - would this be ok?
On the same note, if the tenancy began on the 18th of the month when can i legally serve the Section 21?
