I have a tenant who is currently in arrears and also keeping a dog in the property without permission. Her current tenancy agreement ends on the 8th July 2013 so I wish to send a Section 21 as a precaution to her. However, the tenancy agreement shows that the rent is due monthly, yet I receive the majority of the rent from the Council every 4 weeks and she pays her top up as and when she feels like it!!

I understand that the notice period is slightly different for tenants paying 4 weekly, I don't want to fill the form in wrong and have to start again on a loop hole the tenants (or their legal person) finds!

So could you please advise on the notice period for the Section 21.
