helping first time buyer

Hi I want to sell one of my rented properties in derby.
I would like to help a first time buyer to get on the ladder.
we all know that when trying to buy a house for the first time the depostitis very often the problem.
I would like to sell the property for the asking price,(ie not drop the price) but to pay 5% of the deposit to help a first time buyer.
Can someone help me with this?
