Newbie landlord here!

Our tenants are about to move in on a 6-month AST but one of them has just told us they want to move out shortly afterwards (within 1-2 months). The contract is signed but we haven't received the deposit or first month's rent yet.

The AST is in both their names and they accept they are liable for the first 6 months rent.

The remaining tenant cannot afford the whole rent so is looking to find another tenant then have the agreement redrafted or a new agreement put in place.

We are basically happy with this but I'm not sure of the best way to deal with it in terms of ending/modifying the current tenancy and/or starting a new one.

Can anyone advise on our options and best way forward? Many thanks in advance!
