If I have 6 students on a joint tenancy and go for guarantor liability covering only a share of the rent (eg. parent - their child only) will this compromise the tenancy agreement in any way? If one tenant and guarantor defaults with no way to collect what's owning - the other tenants will still be liable. Is this correct?

What do other landlords do re this as personally I've had to sign up for the full whack for my son?
