Hi,

I am a landlord but am acting as an agent also for a particular property as the landlord is a friend.

The tenant hasn't paid her rent for 4 months and I served a section 21 which i signed as the landlord. I also signed the tenancy agreement as the landlord (as they gave me authority to do this). However, the court have written back to me with a hearing date and ordered that:

1. They are not satisfied that I am entitled to a possession order
2. I file evidence of my entitlement to possession by 7th June.

The reason is that: I have signed as the landlord but I have submitted a letter to the council saying i'm the agent and I must emplain the disceprency.

I need to know if, with the landlords consent that I was allowed to sign the agreement and section 21.

Also, what evidence do i need to provide for my entitlement for possession.

Also, what should i expect from the hearing? Will the tenant also need to be there? If she does, what will happen if she doesn't turn up?

I look forward to hearing from you.

Regards,

JP
