My tenant is behind on rent and by the end of this month will owe me 4 months rent.

They have a fixed tenancy until end of November

How can I get my money without ending the tenancy?

I don't want to let them leave and therefore relieve them from their obligations, this is what they want!!

Any help very gratefully received!
