RENT INCREASE CAN ONLY BE DONE ON THE 05th OF APRIL?

Hi
I bought a property with four flats, all the flats are similar and i collect
£375 rent but the Housing Benefit only pays £285.00 for one of them.
I was told by the Benefit Office that the rent can only be increase on the 05th
of April every year, is this correct ?
