Hi all, I am a relatively new letting agent (please don't boo!) having been a landlord for quite some time! However, recently I have come across a nightmare situation that my principals are preventing me for taking the easy route out! To cut a long story short a mother and he sons pregnant girl friend viewed two properties with me 3 weeks ago. I spent over an hour with them and even negotiated a reduction in the rent PCM for them. The girl is 18 and boyfriend 19. The mother stated that they would not pass credit checks due to their age but she owned her own home and businesses and would be their guarantor, even paying 6 myths rent upfront if necessary. She tried to talk me out of the checks but I was adamant that they went ahead as we needed to check there was nothing adverse in the credit history. They paid the application fee and filled out the forms however it was apparent that there were several discrepancies mainly due to confirming income for all 3 and provision of employment details for the son. I extracted as much info as I could and proceeded with the checks. Naturally, all 3 failed based on lack of proof of income. I explained to the guarantor that she could still take the tenancy but that the 6 moths would be paid upfront as she suggested but that we would require 3 months bank statements to prove the money is legitimate. She said the money would be paid by her partner and I explained that that was not the agreement and refused to provide bank statements. She is now threatening me with court action because I will not refund the money. I apologise for waffling but I would really like clarity that I have done the right thing and also my best but that this woman is being beyond difficult now?
