Splitting a property

We are looking into splitting a house that has an extension built onto it.

The extension has been let out as a separate dwelling for 10+ years now, but it is still considered under law to be part of the main house. We want to split them apart so they are considered separate entities.

I've been searching the Planning Portal and Google aboue splitting a dwellinghouse, but I'm sure I've got the wrong terminology for this. What's the process called? And does anyone have experience of it?
