does the tenant have to pay the rest of the rent for the remaining tenancy

a tenant of another agency has come to us for advice

They have had move out of their shared flat due to financial hardship
Their tenancy does not run out until july
They have found another suitable tenant to replace them.To move in straight away and take over the rent. But the landlord and other tenants have refused the new tenant to move in saying its tough "you signed the tenancy so you are liable until the end of the tenancy" says the landlord

A point to note this tenant has not been notified that she is in a tds scheme and this tenancy started after april 2008

where doe the tenant stand has she has tried to mitigate the landlord losses ?

is she liable for all the rent until the end of the tenancy ?
