In order to make a life for myself I added another paragraph to my Room Only AST Addendum with reference to a small fridge/freezer which we have to supply as part of HMO standards.

I put a paragraph in which I remembered from Dave's talk at the Landlord Show.
I am unsure what to add to the paragraph if anything to make it fair for renting a room for 9 months.

The paragraph is "White goods are for the convenience of the tenant on condition that if they break they will not be repaired or replaced by Landlird"

Should I add "Will repair if it goes wrong in the first 3 months."
The fridge/freezer is 3 years old and is an undercounter one,mainly fridge with small icebox freezer in
So if it does go wrong does Tenant need to dispose of it then replace before leaving? This is difficult 4 floors up.
I am a bit confused on this one as to what is fair or not.
