What do I do if the new tenant disagrees with the Initial Inventory & Schedule of Condition?

I used an independent inventory agent to compile a report & DVD and I agree with the content. However, within the 7 day review period, the tenant has disagreed with the condition "score" given to most of the items/sections - eg. amending a rating of 8 (acceptable)down to 3 (damaged/consider repairing) because the grouting to the floor tiles is a bit discoloured.

Obviously I intend to discuss this with the tenant and try to reach agreement and understanding BUT, what do I do if he refuses to amend and we can't sign off an Inventory & Schedule of Condition that we are both prepared to agree with?

I think this is important to resolve now rather than let it go or it won't bode well for agreement when the tenancy comes to an end.
