DPS - dispute decisions. what you need to know!

We use the DPS and I just need to inform other people how difficult the dispute resolution service is for landlords. On every occasion disputes have been turned down.

Despite having an inventory and photos of a property all signed by the tenant the DPS knocked back a dispute over carpet damage because the photo of the damage didn't have a date on!! next they will be saying a photo doesn't prove it relates to the property.

on another occasion despite the RLA contract saying we need to see finalised bills the DPS over ruled that saying we didn't need to see them. There was a dispute over the final electric reading and we had a photo of the reading but the tenant told the utility provider a lesser reading. The utility providers don't want to know and say its a personal dispute. meanwhile tenant gets off and gets all his bond back leaving us to sort out a large bill.
