Best way to sign a joint AST

Please advise which is the best way to sign a AST as I have 4 oversea student who need to sign AST - joint and several - they will not arrive on the a same day to move into the house . I also note on the new AST a 3 party signature is also required .

Do I send a copy AST to one of the student - who prints signs with witness , forward too another etc. to repeat it again etc or can they email ? is that legal ? or do I need
are hard copy - finally returning it to me for my signature .
